The Housing Fact Book is the annual scorecard from HousingWorks RI at Roger Williams University: 82 pages of statewide indicators, then one page for each of the 39 cities and towns. East Providence is page 46.
Here is what it says about us. The median single family home sold for $430,000 in 2025, up 27 percent since 2020. Affording it takes $142,727 a year. Our median household earns $75,912. The average two bedroom rents for $2,315, which takes $92,583. The result: 7,033 households, one in three in this city, are cost burdened, including 48 percent of renters.
There is a bright spot. We permitted 268 homes in 2025, 233 of them in buildings of two or more, and multifamily is already allowed by right.
Bring page 46 to every zoning hearing and every budget meeting. The numbers settle whether we have a problem. What is left is what we do about it.
